Decisions, decisions!

We made an appointment with Ryan Homes the day after we walked through the model home. We filled out paperwork to see if we were pre-qualified for a loan. Then we got to the fun stuff, go over options for our home! There were so many upgrades for every little thing, it was ridiculous. They try to get as much money out of you as possible...who doesn't these days.

There were so many different options for homes, from really small to really big. We decided that since we are going to be living here for a very long time that we wanted the biggest house possible. We need more room, especially with our growing family! We decided on the model called The Rome.

So, for the month of February the "incentives" to buy a home were free partial brick on the front of the house and a free morning room off of the kitchen. They were also giving 65% off of one upgrade to the first two buyers in February. We found out that one home had just sold the day we were there and there was an appointment after us, so we wanted to make sure we didn't miss out on that 65% off.

We sat down with the sales person and told her we wanted to put down a deposit on a lot to hold our spot. Even though we were not pre-qualified yet, she said she would still honor the 65% off. So, now we had to choose a lot. We had a hard time choosing a lot because we wanted to pick one that did not have a premium on it. Unfortunately all of those lots were not big enough for the size of our house. As the sales lady was going through all of the lots, we realized we really only had one option for a lot. The only downside was that the lot had a premium of $10,000. We were very upset in finding this out and we almost backed out, but decided to see how it would work out. The lot was over a quarter of an acre and it was in a cul de sac. I thought it would be perfect for us, I've always wanted to live in a cul de sac. So, we put down a $1,000 check to reserve the lot for a week.

February 11th, 2013 we had an appointment to fill out paperwork for the pre-qualification. We had to decide which upgrades we wanted as a basis for our pre-qualification. We decided that the only upgrades we wanted were double sinks in the master bathroom, a gourmet island in the kitchen, and nicer cabinets in the kitchen. If we upgraded to the nicer cabinets in the kitchen, the bottom cabinets came with a drawer on wheels that came out. I was sold....don't know about Mike! Then we got a huge surprise, we had originally said that we wanted to use the 65% off of the gourmet island, but our sales lady found out that we could use it for the premium on our lot! We were so happy! We were getting a $10,000 lot for $3,500!

Then we had to wait to find out if we were pre-qualified!

  1. Just started following your blog. Great news that they applied the 65% off to the lot premium. I don't think anything else (aside from a full brick elevation, although they would have given you a credit for the partial brick) would have come close.
